Rooftop decks a standout feature of Raphael at 10th and Alma

Landa Global Properties’ new mid-rise building coming to the southeast corner of West 10th Avenue and Alma Street will be more than a striking addition to its Vancouver neighbourhood, says the company’s CEO.Kevin Cheung says the 35-unit project also represents an undertaking the likes of which hasn’t been seen in the area in some time.

“It surprises me that this area hasn’t had a [new] multi-family offering in over 10 years,” Cheung says. “That kind of shocked me, how rare these offerings or opportunities come up.”

Landa Global’s mixed-use, concrete building — three levels of condos atop street-level retail space — will rise at the intersection of Point Grey and Kitsilano on the long-time site of an Esso service station, and more recently, a community garden.

Raphael will be built at 3668 West 10th Avenue, in Vancouver.

Named Raphael, its marble-patterned exterior will reflect what Cheung calls transitional design, a look that he says blends traditional and contemporary elements, incorporating classical columns, large windows and a light and dark colour scheme.

“We thought it was so beautiful; we’re almost curating an art piece,” Cheung says, adding that the artistic drama will extend inside, courtesy of original art pieces that will be placed in the lobby and corridors.“We reached out to four or five local artists in Vancouver and commissioned or purchased art pieces that will go into the project itself,” he says. “So there’s an underlying theme of art within the project.”Sales of the homes launch today, and Cheung says it’s expected they’ll appeal largely to downsizers from the area, as evidenced by early expressions of interest.

Those who make Raphael their home will reside in a walkable, westside neighbourhood long known to Vancouverites as being on the doorstep of so much.

“What this location offers is proximity to beaches, shops and cafes in three amazing neighbourhoods — Kits, Dunbar and Point Grey — as well as proximity to UBC and private schools,” Cheung observes/

As shown in the sales centre vignette, kitchens at Raphael will have Italian cabinetry with polished chrome pulls, and marble stone countertops and backsplashes.

When they aren’t strolling the neighbourhood, however, residents will still be able to enjoy the fresh air from the privacy of their homes.

All residences will have an outdoor space, but the seven units on the top level will have something not commonly seen in a condo project: roof decks that, in some cases, far exceed the square footage of the homes themselves.

The largest of these have four bedrooms — again, something not often seen in a condominium — and are fitted with what Cheung describes as “a giant outdoor space.”

“Absolutely,” he says. “The unit has 2,700 square feet outdoors [and] the interior is only 1,700. That, in itself, is very unique.”Impressive mountain and water views are on offer from these spaces, as is plenty of room in which to play.“This offers residents their own private outdoor lounge for summer barbecues, family gatherings and relaxing, a post-pandemic design element that is becoming increasingly desirable,” says Cheung.

“With so much space, there’s room for couches, dining areas, firepits, container gardens and much more. And the views are spectacular.”

The air-conditioned residences will have nine-foot-high ceilings and wide-plank engineered hardwoods throughout much of the homes.

Kitchens, as shown in the sleek sales centre vignette, will have Italian cabinetry with polished chrome pulls and soft-closing hardware, integrated LED under-cabinet lighting and marble stone countertops and backsplashes. Appliance packages are from Wolf, Sub-Zero Asko, Marvel and Liebherr.

Master ensuites, meantime, will have wood-veneer ‘floating’ vanities, granite counters, porcelain tile flooring and in-floor heating. Additional bathrooms will also have granite counters and porcelain tile flooring.

Raphael will also include a residents-only fitness facility, a social lounge with 12-foot ceilings and a parcel delivery room with refrigerated lockers.The sales centre for Raphael is located at Landa Global’s Chateau Laurier project, also a four-storey building, at Laurier and Oak streets.As to the sales launch, Cheung says today marks a special day for Landa Global.

“Our banner’s been up in the area for a few years now, so there’s been a lot of interest, also from our website and drive-by traffic,” he says. “We’re pretty excited about this project.”

Construction on Raphael is expected to be complete in the spring of 2024.
